Luxury living and lifestyle

If you fancy a touch of indulgence in your domestic arrangement then look no further than France. The properties from Leggett Prestige are filled with taste, exclusivity and value

Samoëns (74340)

In 2012, The Telegraph asked the question 'Is this France’s best ski resort?' It was an article that put Samoëns firmly on the international ski map. Since then Samoëns, and the Grand Massif, have gone from strength to strength with huge improvements to the lift infrastructure. Over the last few years in particular, several ski lifts have been upgraded and new ones added.

Access to Samoëns 1600 is easy. From there, you have the whole of the Grand Massif and its 265km of snow-sure pistes at your disposal. The Grand Massif consists of Flaine, Morillon, Les Carroz, Sixt-Fer-a-Cheval and, of course, Samoëns. The resort has a high point of 2,500m on mostly north-facing slopes. Coupled with its proximity to Mont Blanc and the microclimate that generates, it means only one thing – snow, and lots of it, all winter long.

Close to all amenities and with beautiful views of the surrounding mountains, this fabulous property will appeal to couple or family looking for a wonderful home – and perhaps a complete lifestyle change – with the ability to generate a very good income.

Maybe though it would suit individuals looking for a ready-made, highly successful business opportunity or a group of friends looking for a shared secondary residence with lots of communal space and rental potential.

The main property (271sqm) has a long entrance hallway leading to an office area and a dining / living room, complete with wood burning stove. There is a large kitchen, which also has a dining area and three double bedrooms, two of which are en suite and one with a dressing room with separate bathroom. There is a linen room, WC and fourth bedroom with shower upstairs.

Outside, there is a south-facing, partially covered terrace (accessed from the living room) leading out to a large garden and an east-facing terrace, accessed from the kitchen.

Apartment – Paris, 3e arrondissement (75003)

The Place des Vosges, classified as a historical monument, is one of the architectural gems of the capital and is also emblematic of the Marais district, situated as it is between the 3rd and 4th arrondissements. Here it is that we find a rare and exceptional property, a prestigious address, in the heart of Royal Paris from the 17th century.

Designed according to a square plan, the square is surrounded by thirty-six pavillons housing high arcades, mixing limestone and red bricks, bluish slates and sloping roofs, windows with latticework and chainages. In the centre is a gated garden of more than a hectare which is an ideal place to take a stroll. Symmetrical to the King's Pavilion is the Queen's Pavilion which was built between 1605 and 1608, on a plot of 700sqm.

The first floor includes three arches with the central one being larger than the lateral ones. These three arches allow the building to connect the Place des Vosges to the Rue de Béarn. The Pavillon de la Reine is home to the renowned 5-star Palace hotel and a number of high-class private apartments.

The area includes beautiful buildings and many mansions like the Hotel de Montmorency, the Hotel de Marle and the Hotel Albret. Since the 17th century, the district has been inhabited by the nobility including Madame de Sevigné, hence the name of one of its current streets. Some streets such as Rue de Bretagne, Rue de Montmorency, Rue Charlot or Rue de Braque are particularly sought after.

An impressive grand staircase leads to the third floor where this apartment is located. This property of character is a duplex, lying across the third and fourth floors and has a total floor area of 237sqm with six rooms including:

* Large entrance entirely covered with Burgundy stone
* Reception room with fireplace, exposed beams, cathedral high ceilings and two south facing Oeil de bœuf windows overlooking the Place des Vosges and its gardens
* Large dining room with views of the magnificent Place Royale
* Kitchen
* 2 Bedrooms
* 2 Dressing rooms
* Bathroom & bathroom with toilet
* Toilet

A staircase leads to the upper floor (the fourth and last floor), where there is a further:

* Hallway
* Bedroom suite opening onto a private terrace of 4.27sqm
* Office or additional bedroom

The private terrace is next to the blue slates of the sloping roofs and offers panoramic views of the Paris sky.

The 3rd arrondissement is mostly a residential neighbourhood. It is the quieter part of the mediaeval district of Le Marais and one of the nicest places to live in Paris. Really it is a sophisticated village, containing several open-air markets and squares like the Carreau du Temple, the garden of the Hotel Salé (Picasso Museum) or the garden at Saint-Gilles-Grand-Veneur. The oldest surviving private house of Paris, built in 1407, is to be found here, along Rue de Montmorency (its first owner claimed to possess the philosopher's stone).

The 4th arrondissement is known as Le Marais (Soho) and attracts artists, designers, trendy shopkeepers and students. It is a lively and bustling neighbourhood, with lots of trendy bars and restaurants as well as Rue des Rosiers, a centrepiece of Jewish lifestyle.

This arrondissement contains the Renaissance-style City Hall, the Place des Vosges, the historical Notre Dame de Paris cathedral and the contemporary Pompidou Centre. The Ile St Louis and the Ile de la Cité are the oldest parts of Paris. It is desirable with its little streets, cafes and shops with old buildings and multi-cultural exposure.
